Home/Selling a development

Project commercialisation

Selling
a property development,
step by step.

A new development rarely sells on the back of a single campaign. It sells when positioning, content, channels and the sales office all pull in the same direction. This is how we organise the sale of a development in Morocco.

The sales cycle

Three phases,
one thread.

Each phase prepares the next. Skipping the first almost always costs more than taking it seriously.

01 · Before launch

Prepare

A read of the local market and competing supply, positioning, a sales pitch per unit type, and content ready before the first public announcement.

OutputA clear promise, a priority audience and the proof behind it.
Why positioning comes first

02 · Launch

Create demand

Meta and Google campaigns, a dedicated project page, a form that qualifies, and enquiries passed to the sales team fast.

OutputQualified leads and sales-office appointments, not just clicks.
From click to appointment

03 · Active sales and stock

Steer and sell through

Reservations tracked by unit type, messages and audiences adjusted, a new story for the units that remain.

OutputA regular review of what is selling, to whom, and what is blocking.

Channels

Each channel
has a job.

The mix depends on the product, the city and the audience. No channel does the work of the others.

01

Social advertising

Meta (Facebook, Instagram) builds volume and introduces the project to people who were not looking yet.

What matters

  • One campaign per unit type or audience
  • Real content: site, neighbourhood, show flat
  • Cost per qualified lead, not per click
02

Search and website

Google and the project page capture demand that already exists: city, district, unit type, price.

What matters

  • An indexable project page, not a PDF
  • An up-to-date Google profile for the sales office
  • A short form that qualifies
03

Diaspora and network

Moroccans living abroad and the developer’s own network carry real weight for some unit types.

What matters

  • Targeting by country and language
  • Remote viewing: video, 360° virtual tour
  • WhatsApp follow-up at the right hours

The sales office

We equip
your sales team.

Nbi3lik does not sell units for you. We build the demand and the tools; reservations stay with your sales team.

01

Pitch and objections

The questions buyers actually ask, and answers grounded in the project: location, plans, price, timing.

02

Viewing material

Project video, 360° virtual tour, on-screen presentation: what the buyer sees before and during the visit.

03

Lead handover

Every enquiry arrives with its source and qualification, and your team tells us what became of it.

Write to us
When should we start preparing the sale?

Before the first public announcement. Positioning, the price list and content should be ready at launch: a first wave of interest that is handled badly is hard to win back.

Do you sell the units for us?

No. Nbi3lik is not an estate agency or a sales intermediary. We create the demand, the content and the acquisition set-up; selling and reservations stay with your sales team.

Which channels work for a new development in Morocco?

Usually Meta to build volume, Google and the project page for existing demand, and diaspora targeting where the unit type suits it. The balance depends on the product and the city.

How do you relaunch a development whose sales have slowed?

With a sales audit: what is running, what it produces and where enquiries are lost. The problem is often the message or the qualification, rarely the budget alone.

Can we hand you only the remaining stock?

Yes. We start from a review of the remaining units: which ones, why they have not sold, and who they can still appeal to. Then a new story and tighter targeting.

How do you report progress?

With a monthly review, closer during the launch weeks: enquiries, appointments, visits, reservations, and what we adjust next.
